Summary

The market is heavily influenced by the health of private commercial sector construction, with healthcare and education also significant end use sectors.

Commercial glazing markets reached a high in 2008 before the credit squeeze and recession. The downward trend continued to 2012 when it bottomed out at 29% below its peak of 2008.

An apparent slowing down in the rate of decline in demand for commercial glazing systems to 3% in 2011-12 was due to a combination of improved market conditions for higher value commercial offices and stimulation from improvements in education, leisure and retail construction sectors.

The entertainment and leisure construction sector has been in continuous growth since 2012 which helped underpin demand for commercial glazing through the poorer periods experienced by other key sectors during 2018/19.

Public sector education and healthcare construction, key users of commercial windows, were limited in 2018/19 by the ending of Private Finance Initiatives (PFIs) and continued budget restraints from the government’s austerity programme.

The Priority Schools Building Programme (PSBP) in England as the replacement for Building Schools for the Future (BSF) completed in 2019 with a new Priority Schools Programme Cap 2, offering £471m for 2020/21.

The University Technical Colleges programme helped to boost output growth with similar schemes in Scotland and Wales for new schools reaching completion in 2018/19.

The decline in high street retailing continued, as online shopping and out of town shopping centres and hypermarkets have competed heavily with this business.

On a positive note store growth was expanded for the newer budget food chains Aldi and Lidl who continue to expand at a high rate across the UK.

In terms of product sectors, our estimates indicate that the largest segment by value is commercial windows, with an estimated share of 57%. Curtain wall accounts for 20% and ground floor treatments 15%, with roof glazing the smallest at around 8%.

Aluminium is the dominant frame material in the commercial glazing market, but timber, PVCu, steel and composites all have reasonable shares and sector strengths.

Among the systems companies, the market has remained fragmented with no truly dominant suppliers.
